		<section id="HFFE2B2FCA79D471DBB9732FBCE865AA9" section-type="section-one"><enum>1.</enum><header>Short title</header><text display-inline="no-display-inline">This Act may be cited as the <quote><short-title>Foreclosure Fairness Act of 2014</short-title></quote>.</text>
		</section><section id="H0488070976B94380B6AD65A332E4F876"><enum>2.</enum><header>Deficiency judgments</header>
			<subsection id="H6F980F528AD5427A859C58E185D6C019"><enum>(a)</enum><header>In general</header><text display-inline="yes-display-inline">Beginning on the date of enactment of this Act, in the case of any federally related mortgage loan
			 made after that date, a court may not enter deficiency judgment pertaining
			 to that loan after the date of any foreclosure sale of the mortgaged
			 property.</text>
			</subsection><subsection id="HBB96F9FE36BF45B687A78D030C8D2F94"><enum>(b)</enum><header>Rule of construction</header><text display-inline="yes-display-inline">Nothing in this Act shall be construed to preempt any more restrictive State or local law
			 pertaining to deficiency judgments.</text>
			</subsection></section><section id="H1B1DBED0F6654D148960F756A288F139"><enum>3.</enum><header>Definitions</header><text display-inline="no-display-inline">In this Act:</text>
			<paragraph id="H2C1CF05654644D3B8AD496BA6277B3F9"><enum>(1)</enum><header>Deficiency judgment</header><text>The term <quote>deficiency judgment</quote> means any order by a court entered after a sale of a property subject to a federally related
			 mortgage that has been foreclosed on, requiring the payment by the
			 mortgagor of an amount equal to any balance remaining on the mortgage loan
			 after the foreclosure sale.</text>
			</paragraph><paragraph id="HFB008E4D5E294B9B957C71F099DAA368"><enum>(2)</enum><header>Federally related mortgage loan</header><text display-inline="yes-display-inline">The term <quote>federally related mortgage loan</quote> has the meaning given such term under section 3 of the Real Estate Settlement Procedures Act of
			 1974 (<external-xref legal-doc="usc" parsable-cite="usc/12/2602">12 U.S.C. 2602</external-xref>).</text>
			</paragraph><paragraph id="H8E4DE5A8189E4900A4D1DFDA00739ADA"><enum>(3)</enum><header>Mortgaged property</header><text display-inline="yes-display-inline">The term <quote>mortgaged property</quote> means, with respect to a federally related mortgage loan, the residential real property that is
			 subject to the lien securing such mortgage loan.</text>
