R. 2600</legis-num><current-chamber display="yes">IN THE SENATE OF THE UNITED STATES</current-chamber><action><action-date>September 27, 2013</action-date><action-desc>Received; read twice and referred to the <committee-name committee-id="SSBK00">Committee on Banking, Housing, and Urban Affairs</committee-name></action-desc></action><legis-type>AN ACT</legis-type><official-title display="yes">To amend the Interstate Land Sales Full Disclosure Act to clarify how the Act applies to condominiums.</official-title></form><legis-body id="HF1B9A8E66392478BBBC626232EE5D4ED" style="OLC"><section id="HD496D33A1BE44F36933F0CE8899B13D6" section-type="section-one"><enum>1.</enum><header>Exemption for residential condominium units</header><subsection id="H5B2ABFCDB0C7493AA7BA7C4A5217D494"><enum>(a)</enum><header>Exemption</header><text display-inline="yes-display-inline">Section 1403 of the Interstate Land Sales Full Disclosure Act (<external-xref legal-doc="usc" parsable-cite="usc/15/1702">15 U.S.C. 1702</external-xref>) is amended—</text><paragraph id="HD4B3EDC7332F42C49D074CC5786A53A3"><enum>(1)</enum><text>in subsection (b)—</text><subparagraph id="HE763CD95C8E94A8D98AAD353A397C47E"><enum>(A)</enum><text>in paragraph (7)(C), by striking <quote>or</quote> at the end;</text></subparagraph><subparagraph id="HAC72D24177CD466FBE0210B36A89AC25"><enum>(B)</enum><text>in paragraph (8)(G), by striking the period at the end and inserting <quote>; or</quote>; and</text></subparagraph><subparagraph id="H4D9487C0DB06470493B4B97EBAE1E721"><enum>(C)</enum><text>by adding at the end the following:</text><quoted-block display-inline="no-display-inline" id="H95446BCF107C49DA9779011F54C35522" style="OLC"><paragraph id="HBAB77465BB0547968C0CFECB7A7D111C"><enum>(9)</enum><text display-inline="yes-display-inline">the sale or lease of a condominium unit that is not exempt under subsection (a).</text></paragraph><after-quoted-block>; and </after-quoted-block></quoted-block></subparagraph></paragraph><paragraph id="H9067CD63B01440289D20325BE71421E5"><enum>(2)</enum><text>by adding at the end the following:</text><quoted-block display-inline="no-display-inline" id="H9C338D78CA374FC380F6E486647F6CF8" style="OLC"><subsection id="H03263F0847DA45C8A75DDC243648AC2F"><enum>(d)</enum><text display-inline="yes-display-inline">For purposes of subsection (b), the term <term>condominium unit</term> means a unit of residential or commercial property to be designated for separate ownership pursuant to a condominium plan or declaration provided that upon conveyance—</text><paragraph id="HC1DA73C99F0D43E2B75467BDFE9F2D4D"><enum>(1)</enum><text>the owner of such unit will have sole ownership of the unit and an undivided interest in the common elements appurtenant to the unit; and</text></paragraph><paragraph id="H9933B83A3D2C45E5BF246F1D23A5104D"><enum>(2)</enum><text>the unit will be an improved lot.</text></paragraph></subsection><after-quoted-block>.</after-quoted-block></quoted-block></paragraph></subsection></section><section id="H1400255EDEBD4612A7F318EF41AD63A1"><enum>2.</enum><header>Effective date</header><text display-inline="no-display-inline">The amendments made by this Act shall take effect 180 days after the date of the enactment of this Act.</text></section></legis-body><attestation><attestation-group><attestation-date chamber="House" date="20130926">Passed the House of Representatives September 26, 2013.</attestation-date><attestor display="yes">Karen L.
